Important Florida Deadlines You Should Memorize

CONTRACT SIGNED

The day you sign the contract is the BEST DAY to send a Notice to Owner.


HAS IT BEEN 40 DAYS SINCE YOU FURNISHED LABOR & MATERIALS?

The USPS manifest must be stamped by the 40th day in order to avoid missing a deadline.

NOTICE TO OWNER DEADLINE

A Notice to Owner must be RECEIVED by the 45th day after you furnished labor and materials, otherwise you forfeit your lien and bond claim rights.

RECORD A LIEN

You have 90 days from the last day you completed the job to record a lien or make a claim against bond.

HAS IT BEEN 30 DAYS SINCE YOU RECORDED A LIEN?

Consider seeking legal counsel to start foreclosing on the property.

FORECLOSE 
BEFORE 1 YEAR

If not paid, you must foreclose on the lien within 1 year of recording. There is NO such thing as re-liening after 1 year.
